Recommendation

 

Project Summary

A request for a coastal development permit to demolish an existing single-story office building and construct a three-story, mixed-use development. The proposed structure includes 745 square feet of commercial space at the ground floor and a 2,378 square-foot single-family residential unit on the second and third floors. The development also includes a 400-square-foot, two-car tandem garage for the residential use and three uncovered parking spaces for the commercial use. The Zoning Administrator approved the associated site development review on December 15, 2016. The proposed development also includes additional appurtenances such as walls, fences, patios, hardscape, drainage devices, and landscaping. The design complies with all applicable development standards and no deviations are requested.

 

Recommended Action

1.                     Conduct a public hearing;

2.                     Find this project exempt from the California Environmental Quality Act (CEQA) pursuant to Section 15303 under Class 3 (New Construction or Conversion of Small Structures), because it has no potential to have a significant effect on the environment; and

3.                     Adopt Draft Zoning Administrator Resolution No. _ approving Coastal Development Permit No. CD2017-094.
