Recommendation
Project Summary
The applicant requests a tentative parcel map (TPM) and coastal development permit (CDP) for the subdivision of two principal units for condominium purposes. The structure on the property is currently under construction and will include a two-story duplex and an attached ADU. Of the two condominiums, Unit A is located on the first floor and includes an attached accessory dwelling unit (ADU), and Unit B is located on the second floor with a separate entrance on the first floor. Both of these principal units are to be sold individually. An accompanying CDP is required because the property is in the coastal zone.
Recommended Action
1. Conduct a public hearing;
2. Find this project exempt from the California Environmental Quality Act (CEQA) pursuant to Section 15315 under Class 15 (Minor Land Divisions) of the CEQA Guidelines, California Code of Regulations, Title 14, Division 6, Chapter 3, because it has no potential to have a significant effect on the environment; and
3. Adopt Draft Zoning Administrator Resolution No. _ approving the Tentative Parcel Map and Coastal Development Permit No. PA2026-0115 (Attachment No. ZA 1).
