Recommendation
Project Summary
A request for a condominium conversion and tentative parcel map to allow an existing duplex to be converted into a two-unit residential condominium. A former duplex was demolished, and a new duplex was constructed per condominium standards in 2023. The condominium conversion and the tentative parcel map will allow each unit to be sold individually. No waivers of Title 19 (Subdivisions) of the Newport Beach Municipal Code (NBMC) are proposed. A coastal development permit (CDP) is required because the Property is in the coastal zone (Project).
Recommended Action
1. Conduct a public hearing;
2. Find this project exempt from the California Environmental Quality Act (CEQA) pursuant to Sections 15301 and 15315 under Class 1 (Existing Facilities) and Class 15 (Minor Land Divisions) of the CEQA Guidelines, California Code of Regulations, Title 14, Division 6, Chapter 3, because it has no potential to have a significant effect on the environment; and
3. Adopt Draft Zoning Administrator Resolution No. _ approving Condominium Conversion, Tentative Parcel Map, and Coastal Development Permit filed as PA2024-0189 (Attachment No. ZA 1).
